What actually sets the price of a roof.
The quote tool above gives you the real North Georgia average — installed price per square foot — for the roof type you pick. What no website can tell you is where yourroof lands inside that range, because that depends on five things a form can't see. Here they are.
Pitch, facets, and complexity
A steep roof with hips, valleys, and dormers takes far more labor and material than a simple gable of the same footprint. Two houses with identical square footage can be thousands of dollars apart — this is the single biggest reason instant estimates miss.
Decking condition
The plywood under your shingles is invisible until tear-off. Soft or rotten decking must be replaced before anything new goes on — quoting without checking it is how 'surprise' change orders happen. We inspect it up front instead.
The system, not just the shingle
Underlayment, ice-and-water shield, ridge ventilation, flashing, drip edge — the parts you don't see are what make a roof last in Georgia heat and humidity. Skipping them is how a cheap quote becomes an expensive roof.
Layers and tear-off
Some roofs have a second (or third) layer of shingles underneath. Every extra layer adds tear-off labor and disposal weight, and hides the decking underneath it — another thing a web form can't know.

For hail or wind damage, your real out-of-pocket usually comes down to your deductible — the number that matters is what your carrier approves. Proper on-roof documentation moves that number more than any price list.

Should I repair or replace?
It's the most common question we get, and the answer lives on your roof, not on a webpage. But here's the framework we use when we make a recommendation.
Repair usually makes sense when
- The roof is in the first half of its expected life.
- Damage is localized — a few shingles, one flashing, a single penetration.
- The decking underneath is dry and solid.
Replacement usually makes sense when
- You've paid for multiple separate repairs in the last couple of years.
- An asphalt roof is 20+ years old or shedding granules across multiple slopes.
- Shingles are curling, cracking, or blowing off in ordinary wind.
- A storm damaged enough of the roof that insurance is involved.

Why show a per-square-foot average instead of an exact price?

Because an exact number from a web form would be wrong — in one direction or the other. The averages we show are real: architectural shingles run $4.50–$6.50 per square foot installed in North Georgia, and metal runs $7–$15 depending on the system. What moves your roof within that range is pitch, decking condition, layers, and ventilation — things we measure for free and put in writing.
Is the inspection really free? What's the catch?

Yes, and there isn't one. The inspection is how we write an accurate proposal — it costs us a morning, and it saves you from signing a contract built on guesswork. You're never obligated to move forward.
What's included in a Virtue proposal?

The materials by name, the full scope of work — tear-off, decking inspection, underlayment, ventilation, flashing — and the price. If something can't be known until tear-off (like hidden decking damage), the proposal says so and prices it per-sheet up front, so nothing about a change order is a surprise.
Do you help with insurance claims?

Yes. For storm damage we inspect and photograph the roof the way carriers expect, help you understand what your policy covers, and guide the claim from filing through final walkthrough. In an approved claim, your out-of-pocket is usually your deductible.
How quickly can you start?

Most replacements are scheduled within a few weeks of a signed proposal, and storm-damage work moves to the front of the line. A standard asphalt replacement is usually done in a single day; metal and complex roofs take longer.
What warranty comes with the roof?

Two layers. CertainTeed shingles carry their manufacturer's warranty, which we register on your behalf, and our own workmanship warranty covers the installation itself — offered in 10, 25, and 50-year tiers. Both are named in your written proposal, not promised on a handshake.
