What DeKalb County does to a roof

DeKalb's older neighborhoods mean we see more layered roofs, aging decking, and dated flashing details than we do further north. Mature tree canopy across much of the county keeps roofs damp and shaded, which accelerates both algae growth and decking rot beneath failing shingles.

Getting to you

We work metro Atlanta, not just North Georgia. DeKalb is served by crews operating in the metro area, it is a full service county for us, not an outer edge we occasionally reach.

DeKalb has by far the oldest housing stock we work, 44% of its homes predate 1980, and it is the only county in our service area with a median build year before 1990. That changes the job: more layered roofs where an old covering was never torn off, more aged and delaminated decking, and dated flashing details that need rebuilding rather than reusing. It also has the lowest owner-occupancy rate at 59%, so a meaningful share of DeKalb roofs are decisions made by landlords rather than residents. The county has grown roughly 11.9% in population since 2010, and 59% of occupied homes are owner-occupied, against a median home value of $357,800.

Storm figures: NOAA National Centers for Environmental Information, Storm Events Database, 2016–2025, counted as distinct days rather than individual reports. Wind speeds are National Weather Service damage estimates unless otherwise stated. Housing figures: US Census Bureau, American Community Survey 2020–2024 five-year estimates. Report counts reflect reported events and are not a measure of relative risk between counties.

Recent work across North Georgia

Real jobs, photographed on site. No stock photography.

  • The same home mid tear-off, photographed from above with the roof stripped to bare decking, ice-and-water membrane laid into the valleys, a crew member in a high-visibility vest on the ridge, and tarps covering the pool, patio and planting beds below.
Mid tear-off, down to the deck so it can be inspected. Pool, patio and beds tarped before a single shingle came off.
The finished roof on the same home from above: new driftwood-brown architectural shingles, continuous ridge vent along every ridge line, and new black pipe boot flashing at each penetration.
The same roof finished. Continuous ridge vent along the ridges and a new boot at every penetration.
  • Aerial view of a completed charcoal architectural shingle roof on a large multi-hip home, with even colour across every slope, clean ridge and hip lines, and new vents and pipe boots, a swimming pool and patio beyond.
Completed replacement on a cut-up hip roof. Even coverage across every slope and a new boot at each penetration.
  • Aerial view of a roof stripped past the shingles to structure, with sections of decking removed entirely and the rafters and insulation open to the sky while fresh sheathing is laid.
Rotten decking does not show itself until the roof is open. Here it came off to the rafters and went back as new sheathing.
  • Completed weathered-grey architectural shingle roof on a home surrounded by mature trees, photographed from above, with clean hip and ridge lines and new pipe boot flashing.
Finished replacement on a heavily wooded lot, where overhang and shade are hard on a roof.
  • Brick chimney with a new dark metal chimney crown and cap fitted on top, fresh counterflashing sealed where the brickwork meets the shingles, and a neighbouring roofline behind.
New chimney crown and cap, with counterflashing let into the brick rather than smeared over it.
  • Sided chimney chase with a newly fitted black metal chase cover and round cap on top, photographed from the roof with the adjoining roof slope and a flowering crepe myrtle behind.
Replacement chase cover and cap. A rusted-through cover drops water straight down the inside of the chase.
  • Aerial view of a home mid tear-off: roof decking exposed across every slope, a loaded dump trailer and materials staged in the driveway, and crew working the ridge.
Mid tear-off. Decking exposed and inspected before anything new went down.
The same home from above once finished: new architectural shingles on every slope, clean ridge lines, and the yard cleared.

What a roof replacement costs in DeKalb County, GA

Our installed rates, priced the way roofers price: by the roofing square. Every figure includes complete tear-off, disposal and cleanup.

Installed, per roofing square

$400 to $600

Where you land in that range depends on which warranty option you choose. The differences are in the underlayment, the ice-and-water membrane, the pipe boots, the flashings and the length of the workmanship warranty.

In roofing, one "square" means 100 square feet of roof surface. Contractors price and order material by the square, so a quote priced per square is a quote in the trade's own unit.

Rates cover CertainTeed asphalt shingle systems and were last reviewed in August 2026. Metal runs on its own per-square rates, which the calculator quotes. Tile and other specialty systems are quoted in person. sheet in your written proposal.

Roofing in DeKalb County: common questions

  • How often does damaging hail hit DeKalb County?

Between 2016 and 2025 the National Weather Service recorded hail on 6 separate days in DeKalb County, and damaging thunderstorm wind on 50 separate days. The largest hail on record in that period measured 1.75 inches, roughly golf ball-sized, on 24 April 2021. Hail that size bruises shingles and strips protective granules even when the roof still looks intact from the ground.

  • Are DeKalb County homes old enough to need a new roof?

The median DeKalb County home was built in 1984. 44% of the county's 330,830 homes predate 1980 and 27% were built in 2000 or later.

  • Which parts of DeKalb County do you actually work in?

All of it. Decatur, Brookhaven, Dunwoody, Tucker, Chamblee, Doraville, and the rest of the county. We work metro Atlanta, not just North Georgia. DeKalb is served by crews operating in the metro area, it is a full service county for us, not an outer edge we occasionally reach.

  • Do I need a permit to replace my roof in DeKalb County?

Permit requirements vary by city and county across North Georgia, and several jurisdictions publish conflicting or incomplete guidance. Rather than guess, we confirm the requirement with the relevant building department for your specific address before work begins, and we handle the permit where one is required.

Free inspection, written quote, and an honest answer about whether you need work at all.
