What we actually look at
The shingle field for granule loss, bruising, lifting and creasing. Every flashing detail (valleys, chimneys, skylights, wall intersections and pipe boots), because that is where most leaks start. Ridge and hip lines. Ventilation, both intake at the soffit and exhaust at the ridge. Gutters, fascia and soffit for rot and water damage. And the soft metals, which show hail more clearly than the shingles do.
Why we inspect the attic too
A roof problem shows itself from underneath long before it shows from above. Staining on the underside of the decking, damp insulation, or daylight through the deck all tell you something the shingle surface will not, and attic airflow is what determines whether your roof deck stays dry. An inspection that stops at the shingles is half an inspection.
After a storm
Hail and hard wind damage a roof in ways that are difficult to see from the ground. Hail bruises the mat beneath the surface and knocks away protective granules; wind creases shingles without removing them, breaking the seal so water gets past in the next driving rain. If a storm has passed over, the question is whether there is claim-worthy damage, not whether the ceiling is leaking yet. There is a deadline on most policies, so this is the one inspection worth booking promptly.
Before buying a home
A roof is one of the most expensive things a house can need, and a general home inspection rarely walks it. Knowing whether you are buying a roof with fifteen years left or two changes what the house is worth to you. We will tell you plainly which it is, and roughly what a replacement would run, before you are committed.
Annual maintenance, once a roof passes ten years
Small failures are cheap while they are small. A lifted shingle, a cracked pipe boot or a failing flashing detail costs very little to correct and a great deal to ignore, because by the time it shows inside, the decking underneath has usually gone too. An annual look keeps a roof on its intended service life rather than shortening it.
For insurance and policy renewal
Carriers increasingly ask about roof age and condition at renewal, and some will decline or surcharge a policy on a roof they consider past its life. A documented inspection report gives you something to answer with, and tells you in advance whether you are heading for that conversation.

If there is storm damage that may support an insurance claim, we say so and explain the process.
What a roof inspection costs
Ours is free. There is no call-out fee, no report fee, and no charge if we find nothing wrong. Paid inspections do exist in this market, typically $150 to $400, and usually from home inspectors or engineering firms producing a report for a legal or insurance purpose rather than a contractor assessing whether you need work. If you need that kind of formal engineering report we will tell you, and point you at someone who produces them. For the question most homeowners are actually asking, what condition is my roof in and do I need to do something about it, ours costs nothing.
No obligation means no obligation
We do not use inspections as a pretext for a sales visit. Plenty of the roofs we inspect need nothing, and we say that plainly. The report is yours regardless of whether you ever hire us.

Most residential roofs take under an hour on site. We walk the roof where it is safe to do so, photograph what we find, and go through it with you before we leave.

Yes, and we do regularly. An inspection that finds nothing is a successful inspection. We would rather you trust the report than replace a roof that had years left in it.
