Finding the real source
We trace the leak back from where it shows to where it starts, usually failed flashing at a valley, chimney, skylight or wall intersection, a lifted or missing shingle, or a deteriorated pipe boot. Flashing failures account for the majority of the leaks we are called out to fix, and they are also the ones most often patched over instead of corrected.
What a repair covers
Replacing failed flashing, damaged or missing shingles, worn pipe boots and collars, and any decking that has gone soft beneath the leak. If a section of decking has to come out, we show you the damage before we replace it.
When we will tell you not to repair it
If the surrounding roof is near the end of its service life, a spot repair is money spent twice: you pay for the repair, then pay again for the replacement a season or two later. We will say that plainly, with photos, and let you decide. We would rather lose the repair than sell you one that does not make sense.
Storm damage is a different conversation
If the damage came from wind or hail, an insurance claim may cover far more than the visible failure. Before authorizing a repair, it is worth having the roof inspected for claim-worthy damage. That path is covered on our storm damage and insurance claims page.

Almost never. Water travels along decking and rafters before it shows up inside, so the stain is usually some distance from the actual failure. Finding the true source is most of the work in a repair, and it is the part a cheap repair skips, which is why the same leak comes back.
What causes most roof leaks?
Failed flashing, by a wide margin: at valleys, chimneys, skylights and wall intersections. After that: lifted or missing shingles, and deteriorated pipe boots. Flashing failures are also the ones most often patched over rather than corrected properly.
Will you tell me if a repair is not worth doing?
Yes, and we do it regularly. If your roof is near end of life, we will say so plainly and show you why, then let you decide. A repair on a roof with a season left in it is money you will spend again.
Should I file an insurance claim for a repair?
