A replacement is a complete tear-off down to the deck, an inspection of what is underneath, and a new roof system installed to manufacturer specification. We do not roof over an existing layer. Tear-off and deck inspection

Every existing layer comes off so we can see the decking. Soft, delaminated, or rotted sheathing gets replaced before anything new goes down, and you are told about it, with the damage shown to you, before the work happens rather than after. Decking replacement is priced per sheet in the proposal so there is no open-ended charge at the end.

The shingle system, named

Our standard systems use CertainTeed Landmark architectural shingles, with Landmark PRO on the top tier. Starter courses are CertainTeed SwiftStart, hip and ridge is CertainTeed Shadow Ridge cap. Underlayment steps from standard synthetic through CertainTeed RoofRunner to RoofRunner AIR breathable underlayment depending on tier, with self-adhering membrane or CertainTeed WinterGuard at valleys, eaves and other critical areas.

Flashing, ventilation and penetrations

New pipe flashing with protective collars on every job, upgraded to lifetime Perma-Boot systems on the Gold and Platinum systems. Heavy-duty drip edge and gutter apron around the full perimeter. CertainTeed ridge vent where the roof design allows it, intake and exhaust ventilation is what keeps attic moisture from rotting the deck you just paid to replace.

Three warranty tiers, in writing

Every system carries the same CertainTeed limited lifetime manufacturer warranty on the shingles themselves. What changes between tiers is the component specification and our own workmanship coverage: the Virtue Signature system carries a 10-year workmanship warranty, Gold carries 25 years, and Platinum carries 50 years. All three are named in your written proposal, and we register the manufacturer coverage on your behalf.

Cleanup and final walkthrough

Complete haul-away, property protection while we work, and a magnetic sweep for nails. A supervisor walks the finished roof with you before the job is closed out, not a phone call but a walkthrough.

Roof Replacement, common questions

  • Do you roof over the existing shingles, or tear off?

    We always tear off. Roofing over an existing layer hides the condition of the decking underneath, voids most manufacturer warranties, and doubles the tear-off cost for whoever replaces the roof next. It also traps heat and moisture between the layers. Georgia's adopted residential code places this region in a moderate-to-high hail zone, where a single layer of asphalt shingles is what is permitted.

  • What happens if you find rotten decking?

    We show it to you before we replace it. Decking replacement is priced per sheet in your written proposal, so you know the rate before work starts and there is no open-ended charge at the end. Soft, delaminated or rotted sheathing has to come out, new shingles fastened into bad decking will not hold in a wind event.

  • What is the difference between your Signature, Gold and Platinum systems?

    All three carry the same CertainTeed limited lifetime manufacturer warranty on the shingles. What changes is the component specification and how long we stand behind the installation. Signature carries a 10-year workmanship warranty with standard synthetic underlayment. Gold carries 25 years and upgrades to CertainTeed RoofRunner underlayment, WinterGuard at critical areas and lifetime Perma-Boot pipe systems. Platinum carries 50 years and adds Landmark PRO shingles with RoofRunner AIR breathable underlayment.

  • How long does a roof replacement take?

    Most residential replacements are a one to two day job once we are on site, depending on the size of the roof, its complexity, and how much decking has to be replaced. Weather moves schedules, and we will not dry-in a roof we cannot finish safely.

  • Do I need a full replacement, or will a repair do?

    If the surrounding roof is near the end of its service life, a spot repair is money spent twice. If it has years left and the failure is isolated, say a flashing detail or a few lifted shingles, a repair is the honest answer. We will tell you which one your roof needs, with photos, and we would rather lose the job than sell you a replacement you do not need.

  • Can I finance a roof replacement?

    Yes. We offer financing through Wisetack, our lending partner. Checking your options takes about a minute and does not affect your credit score. Ask when you book the inspection and we will include the financing option with your written estimate. Rates and terms depend on the amount and your credit, and all financing is subject to credit approval.
