Late-century subdivisions, second-roof problems
A house built in the 1980s or 90s is usually on its second roof, and the second roof is where the first one's shortcuts surface. We find roof-overs where the original layer was never torn off, decking fastened through two layers, and flashing that was reused when it should have been replaced. That is why we tear off to the deck and inspect what is underneath.
No historic district review on your house
Duluth has no local historic district and no historic preservation commission, the city dissolved its Historic Structure Overlay when it adopted the Unified Development Code. There is a design review committee attached to the Parsons Alley downtown redevelopment, and the code does set roof material and pitch rules, but those apply to commercial and downtown construction. For a single-family home, we found no roofing material restriction anywhere in Duluth's code.

Complex Gwinnett rooflines
The architectural styles that dominated Gwinnett subdivisions through the 1990s produce complicated roofs, multiple gables, dormers, and long valleys. Those are the roofs that leak, and they leak at the flashing rather than in the field. A cheap quote on a complex roof usually means someone plans to reuse flashing.
